The term is used in tenancy reference in UK real estate where the landlord has not evicted the occupant after the completion of the lease term and they have not permitted the renter for staying in the unit.
Any tenant cannot be evicted from the house for trespassing but they are responsible during the term of the lease to pay the rent on time as per the original lease term.
The term may include the amount mentioned in the contract, the due date, and the method of payment and it also must include the clause where the landlord has the right to enter the rental property to show the unit to the prospective tenants.
As per property advisors, it is different from “tenancy at will” where the landlord has permitted to live after the expiration of the lease term.
In conditions where neither of the party wants the other to end the agreement, they must send a written notice at least a month (30 days) before the desired eviction.
The landlord has different rights during such tenancy where they can choose to renew the contract or find a new tenant and file for eviction where they need to provide information about the behaviour of the renter.
The notice can be sent by mail and the terms of eviction are determined by the state law in a week.
